Tips and explanations

Knowing a little about your door makes you a better judge of the advice you get. That is why we publish these guides: so the decisions are yours, made with the facts in hand.

Can I do these checks myself between visits?

The three owner checks, yes: the manual balance test from the closed position, the board test for contact reversal and the photo-eye test with a broom handle through the beam. Industry guidance recommends all three monthly. What stays with a technician is anything that involves loosening, winding or unhooking springs, cables, drums or bottom brackets, and any adjustment to the opener's force settings. How long does a tune-up take?

For a single or double residential door with an opener, allow roughly an hour to two hours on site. The inspection and the two observed cycles take a fixed amount of time; the rest depends on how many fasteners have loosened, whether the sensors need realigning and whether you approve a small part replacement, such as a worn roller, during the same visit. Spring or cable work, if found necessary, is scheduled as its own job. Garage Door Tune-Up

What is the red cord hanging from the opener, and should I pull it?

That is the manual release, which disconnects the door from the opener's trolley so the door can be moved by hand. It is safe to pull when the door is fully closed, and it is the right thing to do if the opener keeps trying to move a jammed door. Avoid pulling it with the door part way open unless a technician asks you to, because an unbalanced door can move once it is freed. Off-Track Garage Door Reset

What is a strut, and does a new section need one?

A strut is a horizontal steel stiffener fastened across the inside of a section to keep it from bowing. Wide doors, top sections where the opener arm pulls, and bottom sections that take knocks are the usual places for them. If your damaged section had a strut, the new one gets a straight strut refitted or replaced. If a top section bowed because it never had one, adding a strut is part of putting it right. Should the track be lubricated too?

No. The track is meant to be clean and dry so the wheels roll rather than slide. Grease or spray in the raceway collects dust, sand and, in winter, salt and slush, forming a paste that grinds the wheels and can let a roller skid instead of turn. The technician cleans the track and leaves it dry; at home, a wipe with a cloth and an occasional sweep of the bottom few inches is all the track wants. Garage Door Roller Replacement

Why does the door pop or click at the same spot every time?

A noise at a fixed height points at the joint passing through the curve at that moment. A cracked hinge leaf flexing open and snapping back, a pin rocking in a worn hole, or a roller stem shifting in a loose hinge all make a sharp report as the load transfers. Because it always happens at one place, the technician can go straight to that joint and usually finds the hinge or roller responsible. Garage Door Hinge Replacement

The wood behind the track is rotten. Can the track still be fixed?

Yes, and the wood is part of the job. Screws will not hold in soft timber, so the technician cuts back to solid wood and sisters a new length of jamb alongside or replaces the lower section, fastening it through to the framing. The brackets are then lag-screwed into the fresh wood and the track set to the door. In older garages this repair is common, and it is what makes the alignment last. Is cable work different on a door with extension springs?

The idea is the same and the route is different. Instead of winding onto a drum, the cable runs from the bottom bracket up over a pulley at the front of the track, back over a pulley on the spring, and to an adjusting clip. The technician relaxes the springs by opening and clamping the door, replaces worn pulleys along with the cable, sets both clips the same, and confirms a containment cable runs through each spring. Openers & Access

Which parts most often need replacing on an opener?

The list is short and familiar: the drive gear and sprocket on chain-drive units, the start capacitor on AC motors, the photo-eye pair and its wire, the trolley and carriage, the wall control, the remotes and their batteries, the light socket, and on newer units the battery backup pack. Logic boards and motors are replaced less often and weighed against the unit's age. Most of the common items are carried to the visit. Garage Door Opener Diagnosis and Repair

The door is stuck. Should I pull the red cord?

Yes, if you need the door open and the door is closed or nearly so. Pulling the handle frees the door from the trolley so it can be lifted by hand. Do not pull it while the door is open, because a door with a weak spring can drop. If the door will not lift by hand, or feels very heavy, leave it and mention that when you call, since it points to a spring rather than the drive. Chain-Drive Opener Repair

Should the belt be lubricated?

No. The belt is meant to run clean and dry; oils and sprays soften the rubber and gather grit in the teeth, which wears the sprocket. Lubricant belongs on the door instead: hinges, rollers and springs get a garage-door lubricant once a year. The gear inside the motor head takes a light grease when it is serviced, and that is the technician's job. Belt-Drive Opener Repair

My garage ceiling is low and full of storage. What are my options?

Two good ones. A low-headroom kit lets a standard operator work where the open door sits close to the ceiling. Going further, a jackshaft unit mounts on the wall where the spring shaft ends and drives the door from there, so the whole ceiling stays empty for shelving, a mezzanine or a car lift. That route needs a door on torsion springs and a little clearance beside the shaft, which the technician measures on site. Garage Door Opener Replacement

Installation & Upgrades

What tests are completed before handover?

The door is moved manually through its range, paused at selected positions for balance, and observed for smooth roller, cable and section travel. After a compatible opener is connected, full cycles, limits, controls, photo eyes, reversal response and emergency release are checked using the applicable instructions. Results are reviewed with the customer. Sectional Garage Door Replacement

What happens to the existing door and hardware?

The proposal should state whether old sections, track and related hardware are removed from the property or left for the owner. During dismantling, springs and cables are unloaded with controlled professional methods before panels come down. Items intended for disposal are separated from remotes, locks or other property you want retained, and the opening is cleared for its final measurement check. How are springs chosen for the new assembly?

Spring selection uses the completed door's weight, height, lift arrangement, drum geometry, and expected operating cycle. Reinforcement and windows are included in that calculation. After installation, technicians apply tension with proper winding tools and check manual balance through the travel range, adjusting both sides so cables remain even and the door stays controlled. Wind-Rated Garage Door Replacement

Which opener safety checks are completed after installation?

The technician confirms that photo eyes are aligned and respond when their beam is interrupted during closing. Contact reversal is tested according to the opener instructions, and open and closed travel limits are reviewed. Wall controls, remotes and the manual release are also operated. These checks connect the automatic equipment to the new door's actual movement instead of carrying forward former settings. Carriage-House Garage Door Installation
